• Summer cooling effects in residential communities are ( ΔT , – 3.08° ± 0.45 °C). • Cooling inequality by housing price shows a Gini coefficient of 0.21. • NDVI inequality strongly associated with summer cooling effects in 634 communities. • Threshold-based planning can optimize summer cooling effects and spatial equity.
